Terms of Service

These terms govern your use of Kinframe. By creating an account you agree to them. If you’re agreeing on behalf of a company or portfolio, you confirm you’re authorised to do so.

The service

Kinframe provides property and unit management, a public long-let directory on kinframe.co.uk, application and viewing enquiries, and long-let tools including rent collection, maintenance tickets, contractor quotes and landlord payouts. We work hard to keep it available and improving, but we provide it “as is” and may add, change or remove features.

Your account

• Keep your login details secure; you’re responsible for activity under your account.
• Give accurate information and keep it up to date.
• You own your content: your properties, photos, descriptions, branding and customer records. You grant us only the licence needed to host and display it as part of the service.

Acceptable use

Don’t use Kinframe to break the law, misrepresent a property, infringe others’ rights, send spam, or attempt to disrupt or gain unauthorised access to the platform. You are responsible for the accuracy of your listings and for meeting your obligations to applicants and residents, including consumer-rights, tenancy and advertising rules. We may suspend accounts that don’t.

Long lets and property management

Where you use Kinframe to manage a long let, you remain responsible for complying with landlord and tenant law, deposit protection and any licensing requirements. Kinframe provides tools to collect rent, track maintenance and run payouts; it does not itself act as your letting agent unless agreed separately in writing.

Plans and payment

• Paid plans are billed in advance, monthly or annually, with no setup fee. Pricing is shown on the page.
• No per-lead fees: we never charge you a fee per enquiry on the public directory.
• You can cancel any time; your plan runs to the end of the period already paid for. Fees already paid are non-refundable except where required by law.

Enquiries and tenancies

Contracts for a long let are between the resident and the landlord. Kinframe is the technology that carries enquiries, applications and rent collection; we’re not a party to the tenancy and aren’t responsible for the property, its condition or fulfilment. Rent and deposit payments are handled through your own connected payment account where applicable.

Liability

To the extent the law allows, Kinframe isn’t liable for indirect or consequential loss, or for lost profits or data. Nothing here limits liability that can’t be limited by law. Our total liability is limited to the fees you paid us in the previous 12 months.

Ending the agreement

You can close your account any time. We may suspend or end access for a serious or repeated breach of these terms. You can export your properties, leads, applications and ledger data before leaving.

Governing law

These terms are governed by the laws of England and Wales, and disputes are subject to its courts.
